Families are building new homes to suit what they need and can afford now, rather than maxing out a loan so they can have a big house, finished basement and pool all at once.

But that doesn’t mean families are building smaller homes. Instead, they are more picky about what goes inside the new place, a local developer and real estate agent said.

During the worst years of the sluggish housing market and economy, the few families who were building scaled back on their new homes, with less square footage to lower the cost.

But now, developers say they are seeing more demand for newly built homes, and those homes are getting closer to the sizes they were in the past.
