Hundreds of new homes coming to Bargersville

More than 400 new homes could be built in Bargersville in the coming years as plans for a new subdivision and extensions of two existing neighborhoods have been filed with the town.

Matt Beecher Builders has proposed Avalon, a subdivision off Two Cent Road and east of Baldwin Street that can have a maximum of 145 homes.

Plans for additional homes in the Aberdeen subdivision, off Morgantown Road near Walnut Grove Elementary School, and the Saddle Club South neighborhood could add about 273 new homes to the town.

Together, all the proposals could add about 418 homes to Bargersville, which is the fastest growing community in the county, according to Census data.

Town officials are grappling with how to handle the growth and are still considering road impact fees paid for by developers for new home construction that would help offset the costs of road construction and repair because of increased traffic.

The homes in Avalon will be smaller and are meant to be low maintenance or maintenance-free for homeowners, according to rezoning documents filed with the town.

The idea is that yard work and some other maintenance would mostly be covered for homeowners through homeowners association fees, said Julie Young, director of development for Bargersville.

Avalon will also include duplexes. Home sizes in rezoning paperwork filed with the town feature three floor plans ranging from 1,265 square foot homes to 1,630 square foot homes. The homes are being built for people who want maintenance-free living and who may want to downsize from their current home, according to paperwork filed with the town.

The town approved rezoning the land from R-3 to R-4 in August. The rezoning is to make the lots smaller, which fits with the floor plans of the proposed homes. Construction and plat plans still need approved, but construction is expected to start next spring or summer, Young said.

M/I Homes is installing infrastructure to support homes in Saddle Club South, which is a 179-home subdivision on 90 acres and an extension of Saddle Club, an existing subdivision. Saddle Club South is southwest of the intersection of County Roads 144 and 400 West, according to paperwork filed with the town.

Land for homes in Saddle Club South were rezoned from agriculture to R-3 last year, Young said.

Planned homes in Saddle Club South will be similar to the existing Saddle Club subdivision, Young said.

Saddle Club homes are ranch style and two-story homes that range from 1,941 to 4,283 square feet. Floor plans listed for Saddle Club range in price from about $260,000 to $330,000.

Duke Homes asked the town to rezone about 94 more lots to add on to the 220 lots on the existing Aberdeen neighborhood off Morgantown Road near Walnut Grove Elementary School. Homes are being built on the existing lots now, Young said.

Homes in Aberdeen range from about $160,000 to about $250,000. The rezoning is to take the land for the new lots from agriculture to residential, according to documents filed with the town.

Another entrance to the subdivision would be built off County Road 625 West, Young said.

The town has the utility capacity, such as water and sewer, readily available for the new homes, town council member Ken Zumstein said.

The capacity of the town’s roads is another factor, though. A&F Engineering is being paid up to $176,580 to study road impact fees in Bargersville. The firm will study the fees, including the process for adoption, how the money can be used and other options for the town to consider.

The latest Census data has showed that Bargersville is the fastest growing community in the county and the access to Center Grove schools is likely what makes building in Bargersville attractive, Young said.

“When we have sewers and water and you are in Center Grove schools, that has a lot to do with it,” she said.
