Arbor seeks to expand Franklin community, add 64 homes

A popular area home builder wants to expand one of its existing communities on the west side of Franklin, potentially adding 64 new homes.

Arbor Homes has submitted plans to build a new subdivision on about 13.5 acres south of one of its existing subdivisions in Franklin. The proposal would expand Branigin Woods, which is northwest of U.S. 31 and Commerce Drive. The new subdivision, dubbed Branigin Preserve, would be tacked onto the south end of the existing subdivision, southeast of Franklin Community High School, according to city documents.

The community would butt up to existing homes to the north and west, and wooded parkland to the south and east, city documents said.

The developer has long planned to build a second phase to the existing community, which was first established in 1996, but the plans have since expired, according to city documents.

Initially, when plans for the two sections were drawn up, there were going to be 149 homes total. That number has since been reduced to 136 due to the need for an additional detention pond, city documents said. Branigin Woods has 72 homes; Branigin Preserve would have 64.

The minimum lot size would be 4,800 square feet, according to city documents.

The proposal will go before the Franklin Plan Commission for a vote on Tuesday. The property is zoned appropriately. The developer is asking to extend some of its streets beyond the city’s 800-feet maximum due to surrounding parks constraints, according to waiver requests filed with the city.

Arbor Homes has multiple neighborhoods in Franklin. Currently, homes are available in two Franklin communities — Heritage at Brookhaven South, near The Legend Golf Course, and Bluffs at Youngs Creek, which is still in development on the south side of the city.

It is unclear how much new homes will cost in that community or the one being proposed. Starting prices at Heritage at Brookhaven South range from $154,000 to $204,000, but starting prices are more expensive in other Arbor communities throughout Johnson County.

All of the new homes would be located in Franklin Community Schools.
