More than 150 new homes under consideration in Whiteland

A proposal for a new 154-home residential development could soon be in the works for Whiteland.

The development, by Arbor Homes, would bring 154 single-family lots to a 73-acre parcel south of Whiteland Road, east of Maple Street and west of U.S. 31 and north of the wastewater treatment plant, according to town documents.

The plan includes a buffer zone on the south side of the property separating the homes from the wastewater treatment facility. There would be access to the development from Whiteland Road and Maple Street but not from U.S. 31, documents show.

The minimum lot size would be 7,200 square feet with a home ranging from 1,210 to 3,280 square feet, according to town documents.

The developer has not announced pricing for the homes.

There are currently no amenities included in the project but the Whiteland Town Council wants the developer to consider adding amenities such as a park, members said at their December meeting.

The development was brought to the town council in both the November and December meeting. The development will come back before the council on Jan. 11.

The town council continued the development at both meetings and now has 90 days to approve or deny the petition. If the council doesn’t take further action, the Whitelan Plan Commission’s recommendation for approval would stand.

The Whiteland Plan Commission first discussed Grayhawk Village at their Nov. 2 meeting. The commission forwarded Grayhawk Village to the town council with a favorable recommendation with a unanimous vote.

One member was concerned this could be the last opportunity for Whiteland to develop more commercial property.

However, Jessie Boshell, a commission member, said attracting more retail might be hard because there are multiple big box stores within a ten-mile radius. Aside from this parcel, there would still be two commercial lots along Whiteland Road for future potential neighborhood commercial development, he said.
