A slight change could be made in the industrial section of the massive mixed-use development under construction in Whiteland.
Construction is underway on Westfield-based Patch Development’s 159-acre mixed-use development at the corner of Whiteland and Graham roads — dubbed “Gateway at Whiteland.”
The property will house a mix of apartments, office spaces and retail and restaurant buildings, along with light industrial. The first phase of the construction started last year, which included building a 617,316-square-foot light industrial building at the back end of the property.
That building is complete, but Patch came back to the town of Whiteland this week with a new request to amend it’s planned-unit development, or PUD, agreement to almost double the size of that industrial building — about 500,000 square feet bigger.
The developer asked the Whiteland Planning Commission Monday for a favorable recommendation to increase the size of that one building to 1.1 million square feet.
Original plans for the development included two smaller light industrial buildings sitting west of the large 600,000-square-foot building. The plans also included about 200,000 square feet of green space to expand that larger building, if needed.
If this change is approved, Patch will scrap those two buildings to make room for the one large structure, said Andrew Greenwood, principal at Patch Development. This change request comes from shifts in the market and what potential tenants are looking for, he said.
Greenwood said there are two potential tenants Patch is considering who want a larger building.
“We’ve seen in the market, there’s been a shift to the desire to have a larger building, one larger plant,” Greenwood said.
This change also comes with an increase for the setbacks between the building and nearby residential lots, town documents show. The remainder of the plan to build apartments, commercial flex spaces and retail buildings on the front end of the property will remain the same with the amended PUD.
The planning commission unanimously approved a favorable recommendation for the change to the PUD. It now goes to the Whiteland Town Council for consideration, with a vote expected on June 13.
