197 homes proposed in White River Township

<p>Nearly 200 new homes are in the works on the far west side of the county.</p><p>The proposed subdivision comes at a time when nearby Bargersville has more than 400 new construction homes in development.</p><p>Westport Homes wants to build a 197-lot subdivision dubbed Meadows at Belleview. The new neighborhood would be located on the northeast corner of Olive Branch Road and Mullinix Road in White River Township.</p><p>Plans are still in the early stages, but other Westport Home developments across the Midwest generally offer floorplans that feature several thousand square feet of living space and start in just under $200,000. In some cases, the homes cost closer to $300,000.</p>[sc:text-divider text-divider-title="Story continues below gallery" ]Click here to purchase photos from this gallery<p>The minimum lot size on the 91-acre property will be 68 by 120 feet, and features a proposed lake, according to development plans filed with the county. That means each acre would have more than two homes on it.</p><p>Westport Homes has multiple developments in Indiana and Ohio, including the Estates at Rocklane Ridge, off Kinnick Drive in Greenwood. Homes in that neighborhood start at $264,900, and range in size from 1,822 to 3,395 square feet, according to D. R. Horton’s website. D. R. Horton is the builder for both the Estates at Rocklane Ridge and the proposed Meadows at Belleview. </p><p>Estates at Rocklane Ridge offers ranch and two-story floorplans, with options to add three-car garages and basements, according to the builder’s website. Most of the developments from Westport Homes are similar to Estates at Rocklane Ridge. Some developments in Indianapolis have homes that start under $200,000. Westport is also developing the Woods at Trader’s Point neighborhood in Indianapolis, where homes will start at $445,000, according to the website.</p><p>Meadows at Belleview is still in the planning stages, so home size and cost specifications are unclear.</p><p>The preliminary plat plans for the subdivision have been reviewed by the county’s technical review committee. The preliminary plat must be approved by the drainage and planning commission boards in February, said Allen Kirk, Johnson County’s planning engineer.</p><p>Once the preliminary plat is approved, the construction plans would then need approval from the county’s technical review committee, drainage board and Johnson County Board of Commissioners.</p><p>Construction could start as early as spring or summer, Kirk said.</p><p>This proposed subdivision comes as more than 400 new homes are in the works in nearby Bargersville, which has been identified as one of the fastest growing communities in the state, according to Census estimates.</p><p>Matt Beecher Builders plans to build up to 145 homes in Avalon, a subdivision off Two Cent Road and east of Baldwin Street.</p><p>Plans for additional homes in the Aberdeen subdivision, off Morgantown Road near Walnut Grove Elementary School, and the Saddle Club South neighborhood could bring about 273 new homes to the city.</p><p>Together, all the proposals would add about 418 homes to Bargersville over the next few years.</p><p>Homes in the Avalon neighborhood will be smaller and are designed to be low maintenance or maintenance-free for homeowners, according to newspaper archives.</p><p>Avalon will also include duplexes. Home sizes, according to city documents, range from 1,265 to 1,630 square feet. The homes are being built for people who want maintenance-free living and who may want to downsize from their current homes, city documents said.</p><p>Saddle Club South homes are ranch style and two-story homes that range in size from 1,941 to 4,283 square feet.
