76 homes planned on Greenwood’s far-southeast side

More than 75 new homes are planned on Greenwood’s far southeast side.

The Greenwood Advisory Plan Commission on Monday unanimously approved the primary plat for the Holly Springs subdivision, a 34-acre site located at the intersection of Sheek Road and Ray Crowe Way — immediately west of Ray Crowe Elementary School and south of Greenwood Bible Baptist Church.

Holly Springs will be built by Miami, Florida-based Lennar Homes, and will include 76 homes, the maximum allowed for the site. The subdivision will be located in the Clark-Pleasant school district.

The subdivision will have three stormwater detention ponds, and two entrances – one along Sheek Road and another along Ray Crowe Way. The area is already zoned for single-family homes and would include a pedestrian connection to Ray Crowe Elementary, said Tony Bagato, a Lennar Homes representative.

The developer would normally be required to include a connection to the church to the north, but the connection would need to go through land the church uses for community events and may be used for a future expansion. Because of this, Lennar requested a waiver from the requirement, Bagato said.

The plan commission also received letters from the church saying they would prefer the connection not be required, said Trent Pohlar, a plan commission member.

The homes will likely start in the $300,000 range, depending on the housing market when they are completed, Bagato said.
