Crew Carwash coming to Greenwood’s south side

Plans for a Crew Carwash on the south side of Greenwood are moving forward following a vote Monday night.

The Greenwood Board of Zoning Appeals unanimously voted 3-0, with member Chris Mull absent, to approve three variances for a proposed Crew Carwash at the southeast corner of Worthsville Road and U.S. 31. This is located roughly to the south of the proposed Wawa convenience store, which received variance approvals in June.

Crew Carwash representatives asked for variances to increase the maximum front setback from 80 to 130 feet, reduce the required transparency on both front façades and allow exterior materials other than the predominant front façade material on the side and rear façades of the building, according to city documents. The first variance was asked for because of the configuration of the property, while the second was asked for because the facility is a car wash and transparency goes against what they desire, said Nathan Barr of Kimley-Horn, representing the company.

Specifically, with the garage door, there is not sufficient room to meet the city’s transparency requirement. It will be open most of the time, documents show.

While the 30% minimum requirement is not being met, windows are still being provided along the front elevations to provide light in the employee areas and to increase the aesthetic appeal of the building, according to city documents.

The third variance, regarding exterior materials, was asked for so Crew can maintain their standard look and building footprint, Barr said.

City planning staff gave a favorable recommendation for approval of the variances, saying they were justified considering the property and type of business being proposed. Board members did not have any questions about the project, and no one from the public testified during the hearing.

With approvals in hand, work can move forward on the project. The Crew Carwash would be the third within city limits, with the other two locations being 1151 S. Park Drive and 530 N. State Road 135. Another Johnson County location is planned on the former Marsh property in Bargersville, 2904 S. State Road 135, which received a variance approval in May.
