City, county considering more than 600 homes in Greenwood, White River Township

<strong>UPDATED AT 6 P.M. DEC. 11 WITH NEW INFORMATION FROM LENNAR HOMES:</strong>

Three more subdivisions are in the works on the northside of the county, which could add as many as 660 new homes to the area.

The city and county are considering three different proposals from two different developers.

Miami, Florida-based Lennar Homes, which built South Lake on Greenwood’s southeast side, is behind two of the new neighborhoods.

Lennar’s largest planned subdivision would include 248 homes on 106 acres at Emerson Avenue, south of Pushville Road and west of Interstate 65. Dubbed Elmwood Estates, the subdivision would connect to the developer’s South Lake neighborhood and include more than two houses an acre, according to city documents. The neighborhood would be part of Clark-Pleasant Community Schools, likely adding hundreds of students over the next several years to the rapidly growing district.

Plans include extending Pushville Road east into the neighborhood, according to city documents. For now, the road would extend only as far as the neighborhood and will not connect to County Road 200 E on the other side, said Dale Davis, the city’s planning director. But the city’s comprehensive plan does call for a full extension eventually, he said.

If the road is extended, it would back up to about 30 already built houses in the South Lake subdivision, which drew concerns about traffic among those residents, who took to social media at the end of November to start a petition asking the city to not extend the road.

The developer’s proposal is up for consideration and a public hearing at the Greenwood Advisory Plan Commission’s next meeting Monday evening.

Lennar is proposing another subdivision in White River Township. Plans for that subdivision, dubbed Eagle Springs, call for 154 single-family houses on 91 acres of land north of Stones Crossing and Morgantown roads near Center Grove High School.

Similar to its proposed Greenwood subdivision, the lot sizes for each house would be a minimum of 12,600 square feet each with fewer than two houses an acre, according to county documents. The Johnson County Plan Commission will consider this proposal at its Dec. 28 meeting.

Lennar said houses in Elmwood Estates will range in price from $275,000 to $400,000, and houses in Eagle Springs will range in price from $400,000 to $600,000.

Fishers-based Premier Land Company is also proposing a subdivision on the northside of the county, this one in Clark-Pleasant schools.

The developer is proposing 175 single-family houses and 83 attached two-family townhouses on 152 acres of farmland at the northwest corner of Worthsville and Griffith roads in Greenwood.

The single-family houses would be zoned by the city as residential medium, which requires a minimum lot size of 7,700 square feet, according to city documents. The townhouses would have a minimum lot size of 5,400 square feet.

A rezoning proposal for this is also up for consideration and a public hearing at the Greenwood Advisory Plan Commission meeting Monday evening.
