Whiteland’s Mohr Logistics Park approved for next stage

A primary plat for the next stage of Mohr Logistics Park was approved by Whiteland’s plan commission last week.

Mohr Capital, a Dallas, Texas based real estate development company is investing about $350 million to build a 475-acre industrial park at the Whiteland Road exit of Interstate 65. The development will include up to 10 warehouses ranging in size from 111,000 square feet to 1.3 million square feet.

Of those buildings, two have been leased; one to Cooper Tire and one to an unknown tenant, according to CBRE’s marketing website for the development. Cooper Tire, which moved to the nearly million square foot building from a smaller site in Franklin, is already operating at the site.

Several other buildings are under construction under a previously approved plat for about 233 acres of land in the area between I-65, Graham, Whiteland and Tracy roads.

The development could also include future retail spaces along Whiteland Road and a town park, but plans for those have not been finalized.

The new plat is for the 153 acres that were added to the development in April 2021. The plat allows the company to build up to six lots at the corner of Tracy and Graham roads.

Though the plat was approved for six buildings, online marketing materials suggest there will be between three and five buildings varying in size from one million square feet to 179,00 square feet. The size of and lessor for the building will depend on the market, Mohr representatives said.

Per requirements from the town, the development will feature a pond and berms of at least 6 feet high to shield nearby property owners. The buildings would be accessed be from Graham Road, rather than Tracy Road, to reduce traffic in the area, plans show.

The planning commission asked Mohr for reassurance that the roads in park will be maintained by the property owner.

“I just want to make sure there is nothing inside the line that the town has to maintain,” said member Tim Brown.

Mohr representatives said the park will stay private and the town won’t be responsible for the roads inside it.

Homeowners around the park remain concerned about the development. They’ve been vocal since plans were first approved for the development in summer of 2020.

The commission asked Mohr to work with the landowners on their concerns and let them know before construction is set to start.

Mohr representatives didn’t give a timeline for construction on the newly platted portion of the development.
